Preparing Your For-sale-by-owner For A Quick Sale

With the current economical conditions and the slowing real estate market, a home seller must do everything possible to make the house as appealing as possible to the potential buyer. To do so, the home seller may have to make some changes to the house. These changes don't have to be expensive but must be always made thinking about the buyer and the fact that every time a buyer sees the house, he is thinking how would it feel to live in such a house.

For instance, if the house smells bad, the buyer see it as a clue to think that the house hasn't been maintained properly. If the bathrooms are not clean, buyers won't be able to picture themselves living in that house; specially, if they visit five different houses after seeing yours.

In the following paragraphs, you'll read about different things you can do to make your house look like a home your buyers could make their own. These strategies can be done quickly and for very little money. Make a budget of how much money you can spend and prioritize where you are going to spend that money. Of course, it is important that you start making the changes right away.

To give yourself a better chance, show your house during daylight whenever possible. Also, turn on all the lights in the house even if you are showing the house during the day. Change the lighting in your house with 100-watts light bulbs. Tests have proven that houses with a lot of light are preferred by home buyers.

If you have a front lawn, cut and trim the grass. Also, make sure you clean it from things that shouldn't be there. If the paint in the outside of the house looks old, give it a new coat of paint if you can afford it. If you can't afford it, paint the front door and the windows trims.

Change the old mailbox and doormat with new ones. Buy quality street numbers that can be clearly be seen from the outside. Work hard in preparing your house so that the buyer's first impression is a good one.

Inside the house, clean the carpet and the floors. If the carpet is very old, rent a carpet cleaning machine or hire a professional. In most cases, it's not worthwhile to change the carpet because it may not much the taste of the future buyers. If you choose to change the carpet, do it with a neutral-colored carpet.

Also, if you see that some rooms need to be painted, please paint them with neutral colors. In some cases, you may just need to wash the stains off the walls.

Next, clean every room in your home. Take some additional time in the bathrooms. Also, place a few scented candles through out the home and light them up an hour before your appointment. If you can afford it, buy some flowers (artificial ones are ok) and place them in different areas of the house.

If you have a little money left, you may wan to change electrical outlets and light switches as well as doorknobs. They are very inexpensive and make your home look a lot better by making it look different.

Finally, after you think you are ready getting your home ready to start showing it off, ask yourself whether this is a house you would really like to live in. It is important that you ask this question honestly because is the same question your potential buyers will be asking themselves as they see your house. If the answer is negative, keep making changes until you are comfortable with the overall look of the house.
