I'm sure many of you have been questioning if now is a good time to begin your Probate Real Estate investing career. From the tone of your messages, I think what many of you are feeling is total uncertainty about jumping into the real estate investing field right now. You are looking for reassurance from me that, with all the current turmoil in the Real Estate industry, you should hold off. You should wait a while for the "dust to settle." Better times are coming to start your real estate investment career. Let's not do it "right now." In other words, "let's wait until the time is exactly right." I think that's what many really want to hear. Unfortunately, I can't tell you that in good conscious. I can hear you now, "Why would you say that?" For this reason. The best bargains in real estate are always made when the market is down and in turmoil. And in case you haven't noticed ... "down and in turmoil" is what we've got out there today folks! Yep, right now bargains are a plenty! Actually, I think many of these questions have more to do with a fear of starting something new and unknown than it does with market conditions. Have you ever experienced that yourself? You know you want to do something new, but you just can't pull the trigger? I know I sure have. I can vividly remember my first day at the courthouse, ready to start my research on the Probate Real Estate idea I had come up with. I was sure I had one of those dunce caps on my head that said "this guy is clueless!" And guess what? I didn't have a clue! I didn't know what I was doing ... but I knew I had to be doing. I have always remembered a quote from the German philosopher Goethe who said, "Whatever you do, or dream you can do, begin it. Boldness has genius and power and magic in it!" I'm pretty sure that one statement has had more impact on my life than almost any other I can remember, and it certainly can for you too. Ready, Fire, Aim! Goethe doesn't say anything about proper timing, having all your financing in place, waiting until the kids are out of school, getting the credit cards paid off etc., etc. Nope. He says once you get the idea, boldly begin. Now! In 1996 I made my first trip to the courthouse and asked the clerk, "Do you know where they keep the Probate Records?" And she yelled so loud I'm sure everyone in the courthouse could hear, "Do you mean the Probate File Room?" I replied as if I knew what I was doing, "That's it ... the Probate file room ... that's what I meant." Thus, I boldly began. And I never looked back. So my answer to all of you is, "There is no better time than now. Get started. NOW! The moon and the stars will never be perfectly aligned, so the conditions will never be 100% perfect!" If you, like others, have been twiddling your thumbs waiting for exactly the right conditions to begin your new Probate Real Estate investing career, I say to you also, "Begin now! Boldness has genius and power and magic in it." Now is the very best time to begin! Right now, with all sellers preconditioned to accept lower prices, you're timing is perfect.
